What we don't do
Organized records, not legal forms
No leases or notices
We don't sell leases, notices or eviction documents. Use your state's official forms, a local landlord association or an attorney for those.
Not state-specific
Deposit deadlines, late-fee limits and inspection rules vary by state and city. Our tools record what happened; they don't decide what's allowed.
Not tax advice
Schedule E mapping and the repairs vs. improvements guide are a starting point from IRS instructions. Confirm your situation with a tax professional.
Free template
Free fillable rent receipt
Two receipts per page with receipt number, amount, period, payment method and balance remaining. Type it in on screen or print it.
Questions
Landlord toolkit FAQ
Do these work in Google Sheets?
Yes. The spreadsheets are .xlsx files built for Excel and Google Sheets (upload to Google Drive and open with Google Sheets). They use only functions both support. The fillable PDFs open in Adobe Acrobat Reader, Mac Preview, Chrome and Edge.
Are these legal forms for my state?
No. They're generic organizational tools, not state-specific forms, and not legal or tax advice. Deposit, late-fee, receipt and inspection rules vary by state and city, so check the rules for your property.
Do you sell leases or eviction notices?
No. We don't sell leases, notices or eviction documents. Those should come from your state's official sources, a local landlord association or an attorney.
How many properties can I use them for?
Every property you own, plus up to 3 client properties you manage. Each spreadsheet handles up to 10 properties (20 tenants in the Rent Ledger); use another copy for more.
Is this tax advice?
No. The Tracker maps expense categories to IRS Schedule E lines as a starting point and explains the repair vs. improvement rules in plain English. Confirm your situation with a tax professional.
Is there a subscription?
No. Each tool is a one-time purchase with free updates (register at keyandkit.com/updates). Questions about a file: [email protected].
